Loft conversions are popular, because they appeal to people who like the
area they live in, but want additional space. Quite often this means turning their 3 bed home into a 4 bed home. You
will see a lot of loft conversions in Cambridge as they suit the terraced and semi detached housing stock very well. They
are in effect a very easy way of turning a 3 bed home into a 4 bed and are therefore also seen as a good investment. They
are also the easiest way to create a new master bedroom with en-suite.
Key benefits of a loft conversion:
1. Allows you to remain in the area you like to live whilst enlarging your home to meet the needs of
your family.
2. Investment. The money spent is an investment. There are many areas of Cambridge where 3 bed terrace
houses are the norm. The areas are great, the houses are lovely, but a 4 bed will command a higher price than the original
3 bed, if you come to sell.
3. The new room is flexible. An extra bedroom whilst the children are growing
up, an office once they have moved on. The room is large enough for multiple purposes and can accommodate an en-suite.
4. Your home will be more energy efficient as a result. The roof area in older houses is the cause of most
heat loss. That will not be the case after we have converted your loft. We build our loft conversions using 6 by 2 timber
instead of 4 by 2. This allows for 120mm insulation instead of the usual 90/100mm. This exceeds the high standards set
by UK building regulations.
The Fordham Restoration Process:
Our
loft conversion process takes between 10 and 12 weeks and follows nine stages to completion. We provide you
with a project plan prior to starting, so you know what is happening and when. Our process has been developed over time and
is now a well trodden path, so you can be assured that your new room will be started and completed with the minimum of disruption
to your family.

Cost:
This will vary depending on two variables:
1. size and 2. whether you want an en-suite as well. A room on its own will cost less than a room with an en-suite, but the
additional bathroom will add more value to the property.

Important: Through experience we
now build all our loft conversions using 5 by 2 timber, not the more common 4 by 2. This allows for 120mm insulation,
rather than 90/100mm. Your existing roof loses a lot of heat, after we have converted your loft this will not be the case.

Regulations:
You don't need Planning Permission for a loft conversion as long as you meet certain criteria.
You will need to do two things:
1. Write
a 'Party Wall Agreement' with your neighbour if your home is terraced or semi detached.
2. 'Building Regulations.' All work must comply with Building Regulations, the good news is that this is a
very easy process to follow. You file a 'Building Notice' prior to the work starting and within 2 days the work
can begin. Once started we will liaise with the relevant Building Regulation office for you, so they can monitor
progress and sign off at key stages. We will meet with them at your home as the project progresses, so this does not inconvenience
you. After completion we will get all the certificates for you.

Drawings:
It is much better to have professional drawings. This will help with Regulations and help us your builders
ensure you get exactly what you want. We can recommend a good Architectural Drawer and a Structural Engineer if you wish.
Project Management:
Quite a few people - TV programmes, Building organisations, etc -
sometimes advise to get a 3rd party project manager for your building work, an additional cost. We at Fordham Restoration
include full project management as part of our service. You don't need to deal and manage lots of people, you just
deal with your named Project manager at Fordham Restoration.
